The following items will be necessary prior to processing your application for residency at Madison Glen Apartments.

 

APPROVAL PROCESS:

 

Your application will be processed on a 4-point approval system.  Our staff will attempt to verify two (2) year’s rental history (living with or renting from a relative is not considered verifiable rental history), and one (1) year of employment.  A credit report will be run to determine your history of payment.  Your income/expense ratio should be less than 40% of your monthly income going to pay rent.  If you are unable to achieve four points, management may require you to pay an additional security deposit and/or future rent.  Previous evictions or collection accounts for previous landlords must show proof of debt payment in full and have current verifiable rental history to be considered with a deposit amount equal to three months rent.    If you have a prior criminal conviction, your criminal history will be reviewed to determine if prior criminal history presents a risk to resident safety and/or property.

 

  1. Completed application. All adult parties must sign the application prior to processing.

 

  1. Copy of driver’s license or ID card for all adults in the household.

 

  1. Copy of social security cards for all members of the household.

 

  1. Proof of income. Earning history required for the most recent 60 days with no pay date gaps.  For example:  If paid bi-weekly, need last 5 paystubs; if paid weekly, need last 9 paystubs; if paid bi-monthly pay, need last 4 paystubs.

 

  1. Proof of all additional income (child support, SSI, TANF, AFDC, disability, unemployment compensation, etc. B all dated within last 90 days).

 

  1. Child support affidavit for each child under 18 and copy of divorce/separation/child custody agreement

 

  1. Proof of dividend and interest income (Verification form completed by the bank, etc.)

 

  1. Proof of alimony (if received), copy of divorce/separation agreement

 

  1. Asset Addendum.

 

  1. Affidavit of Zero Income (if applicable).

 

  1. Student Verification Form

 

  1. Verification of any asset sales, or other necessary information based on application information.

 

  1. Money order or cashier’s check for application fee of $85.00.
